What does City building permit open data (Socrata and city portals) return?

Fields vary by city and could not be confirmed as a single schema. Typical fields: permit number; permit type and subtype (for example roofing, HVAC, electrical, plumbing, solar, demolition, new construction); status; application, issue and final dates; work description (free text); site address and parcel ID; latitude and longitude; declared valuation or job value; contractor name and licence number; owner or applicant name (some cities).

What can you derive from it?

1. Trade permit volume by contractor: a ranked list of the busiest roofing, HVAC, plumbing or electrical contractors in a city, which is a roll-up target list. 2. Contractor market share and growth: permits per contractor this year compared with last. 3. Job value mix: average declared valuation to separate repair shops from replacement and commercial players. 4. New commercial construction: large new-build permits that precede MEP, roofing and fit-out work. 5. Storm or freeze rebuild surge: spike in roofing or plumbing permits after a weather event.

How would a GTM team use it?

1. PE screen: build a ranked list of independent HVAC or roofing contractors by permit count and growth in target metros, then cross-check ownership. 2. Diligence: verify a target's job count and mix from public permits against its CIM. 3. Revenue trigger: for a commercial portco, alert on new commercial building permits above a value threshold in its territory. 4. Competitive watch: track a portco's permit share against its top competitors monthly. 5. Content demo: name the top ten roofing contractors in a city by permits pulled this year.

What are the caveats?

Not a native Clay integration as of 2026-10-17 (checked against Clay's integrations catalog). Can be called through Clay's HTTP API column where an API exists. No national schema: every city names fields differently, many smaller jurisdictions do not publish at all, and contractor names are messy. Valuations are self-declared and often understated. Permits show work that was permitted, not unpermitted repairs. Shovels (shovels.ai) sells a normalised national permit dataset with contractor profiles; it was not found in Clay's integrations catalog or the provider list checked, so treat it as a separate paid option rather than a Clay overlap.
